Keeping electrical safety in check

1 April: Calling all landlords

In June 2020 the UK government introduced new legislation requiring landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every five years. The legislation stipulates that landlords must provide a copy of the electrical safety report to their tenants, and also to their local authority if they are requested to do so.

The legislation applied to all new tenancies from 1 July 2020, and landlords with existing tenancies were given until 1 April 2021 to complete the testing and acquire the safety report. The relevant date for determining when the new requirements apply is the date on which the tenancy is granted, and under the legislation a new tenancy is deemed to be one that was granted on or after 1 June 2020. Any tenancies that were granted before 1 July 2020 will therefore require an Electrical Inspection Condition Report – or EICR – before 1 April this year.
