When we received a call from one of our letting agent clients reporting that the electricity was tripping intermittently in one of their rental properties, we carried out a thorough investigation. Starting with the fuseboard and then moving on to the main RCD switch we were able to confirm that they were all operating correctly. We narrowed the problem down to one circuit, which tested fine, so we then started testing all the appliances. The washing machine proved to be the culprit, but only on one cycle and with a certain amount of water in it. A PAT test confirmed the problem.
We were also able to advise the client on their tumble dryer usage as it was plugged into an extension lead. The cable from the tumble dryer was too hot to touch, and could therefore easily have caused a fire.
Our client was very grateful that we had solved two very dangerous - and potentially even fatal - problems during one visit.
