Keeping electrical safety in check

Testing times for homebuyers

At MS Electrical we understand that buying a house can be one of life’s most stressful episodes, but we also know that there are ways to lighten the load. Commissioning a fixed wire test can, for example, highlight any electrical safety issues that may be present before you sign on the dotted line and commit yourself to the purchase.

The value of a fixed wire test was brought home to us again this week when we attended a recently-purchased property on which the purchaser had been advised by an independent surveyor to carry out a fixed wire test. Unfortunately the purchaser decided to press ahead with the transaction and request a fixed wire test after completion. The first test we carried out flagged up an issue with the main earthing system for a TN-S electrical system, on which the maximum allowable reading is 0.80 ohms. The reading here was 0.99 ohms, leaving the homeowner having to call UK Power Networks in to repair the fault. As well as presenting considerable risk to the purchaser and his family, this fault could cause considerable inconvenience including digging up the street to install a whole new cable. Had we carried out the fixed wire test before completion, the purchaser would have been in a position to reconsider his position, carry out further negotiations with the vendor and even pull out of the transaction completely.

MS Electrical have just completed the PAT testing for our business, Sigma Embroidery and Printing. Expecting our business to be disrupted for a whole day, I had put off the testing for longer than necessary. However, I was pleasantly surprised as there was minimum disruption and no mess. It was explained clearly what was being tested, how it was being tested and why it was being tested. Fuses were updated if required, and for any electrical equipment that did not pass I was given a detailed explanation why and advice on how to rectify the situation.
