What is an Electrical Installation Condition Report (EICR)?

24th July 2020

The acronym EICR stands for Electrical Installation Condition Report. Formerly known as a Periodic Inspection Report - or PIR - an EICR is a report that is issued by an electrician after checking the electrical installation of your property.

The EICR records the results of the inspection and fixed wire test, and confirms that the installation is safe and can continue to be utilised until the next planned inspection date, as long as any work that might be needed to make it safe is carried out. In addition, the EICR will also report on any aspects of the electrical installation that are showing signs of wear and tear or damage and therefore affect the safety of the property. It will also identify any parts of the installation that fail to meet the Wiring Regulations that outline the national standard to which all domestic and commercial wiring must conform. It will help find anything in the installation that may cause an electric shock and may as a result pose a risk of an electrical fire. And finally it will provide an important record of the installation at the time that the inspection was carried out, and a baseline for future fixed wire tests.

As Mark Smith, owner of MS Electrical confirms, an EICR is a regulatory requirement for certain properties and can prove to be a lifeline in any commercial context. ‘We carry out fixed wire testing in Cambridge for a range of commercial clients,’ comments Mark, ‘and we’re seeing a high demand within the private rental sector following the introduction of new regulations that have made it compulsory for all rented properties to have an electrical safety check to comply. This is now mandatory for all rented properties, so we’re urging landlords and letting agents to contact us to arrange inspections to ensure compliance.

‘As well as working in rental properties across Cambridge, we're also helping businesses, healthcare providers and academic institutions, among others, to keep everyone who uses and enters their premises safe. We would encourage anyone with a commercial property to check their electrical safety testing records and contact us if they need to arrange a fixed wire test.’

At MS Electrical we specialise in keeping electrical safety in check by offering PAT testing and fixed wire testing in Cambridge. Should you have any concerns about your electrical safety please contact us for advice or to request a no-obligation quotation.
